Mold is a symptom. The underlying condition is moisture. Surface cleaning or anti-microbial treatment without eliminating the moisture source gives you temporary results — the mold returns because the food source (moisture and organic material) is still present.
OBW approaches mold remediation as a two-part job: professional removal of the existing mold growth, and correction of the moisture condition that created it. The waterproofing or drainage work that eliminates the moisture source is as important as the remediation itself.
For basements, the moisture source is usually hydrostatic pressure through the foundation wall or cove joint. For crawl spaces, it's typically ground moisture vapor. Both are addressable with OBW's standard waterproofing and encapsulation services — performed in coordination with the remediation.

Can I clean mold myself with bleach?
Surface bleach treatment on non-porous surfaces (concrete, tile) can remove visible mold but does not address mold that has penetrated porous materials like drywall or wood framing. It also does nothing about the moisture source. Professional remediation includes HEPA containment to prevent spore spread during removal, disposal of compromised materials, and verification testing. For surface mold on concrete walls without moisture infiltration, a thorough cleaning may be adequate — we'll tell you which category you're in during the inspection.
Do I need to test for mold or can I just remediate?
Testing is useful when you need documentation (for a real estate transaction, an insurance claim, or when there's a dispute about whether mold is present). For visible active mold, testing before remediation is less important than getting it removed and fixing the source. Post-remediation testing is valuable to confirm the space is clear.
Will mold come back after remediation?
If the moisture source is corrected, no. If not, yes. This is why OBW includes source correction in every remediation recommendation. We've seen basements that were professionally remediated three times before the underlying drainage issue was finally addressed. Fix the moisture first — or at the same time — and the remediation holds.
Does homeowner's insurance cover mold remediation?
It depends on the source of the moisture. Sudden events (burst pipe, roof damage, storm flooding) may be covered. Gradual water infiltration from a foundation or drainage problem is typically excluded as a maintenance issue. We document our findings in writing for insurance purposes, but advise homeowners to confirm coverage with their carrier before proceeding.
