Our mold remediation process starts with identifying and eliminating the moisture source. That means inspecting the foundation walls for active seepage, checking the crawl space for vapor intrusion, evaluating the HVAC system for condensate drainage issues, and assessing the overall basement humidity level. Only once we understand where the moisture is coming from do we design a scope.
Remediation itself follows EPA guidelines: containment of the affected area to prevent spore spread, HEPA filtration during work, physical removal of mold-contaminated porous materials (drywall, insulation, wood framing where practical), application of an antimicrobial encapsulant to non-porous surfaces, and post-remediation verification. We document the work for insurance purposes when required.

Maryland's Chesapeake Bay climate produces long, humid summers — relative humidity regularly exceeds 80% for weeks at a time in July and August.
